How it works.
What to expect, start to finish.
We survey the existing house, open up walls where it matters and redesign the plan around how you live today, from structure and systems to the final finish. Projects are phased around your life, and the fixed-price agreement includes a defined contingency for what older houses hide. Your project conversation covers land, intended use, budget range and design priorities. We verify feasibility, engineering, approvals, specifications and contract terms before you sign.
- Older homes
- New layouts
- Updating systems
Your project, step by step
- Before
A site visit to survey the house and talk through what works and what does not.
- During
Design, selections and a fixed-price agreement, then phased construction with weekly updates.
- After
A final walkthrough, a warranty visit and updated plans for your records.
Know the names.
The makers, products and standards we reference when we talk about whole-home renovation.
The exterior material edit
We set the deep lines of Hardie Artisan siding against a restrained exterior palette. A strong elevation depends on corners, trim, reveals and how materials meet.
- Review full-size finish pieces outside
- Resolve corners and window trim in drawings
- Specify drainage and attachment details with the assembly

Good to know.
Can we live in the house during the work?
Often, with phasing; we tell you honestly at the site visit when moving out will be cheaper and faster.
What about surprises inside the walls?
The agreement carries a defined contingency, and anything beyond it is priced with you before work continues.
Questions worth bringing.
- What should the site assessment and written scope establish for whole-home renovation?
- How will site conditions, planning requirements and the design brief shape feasibility?
- Which specifications, allowances and change-approval steps will the building agreement document?
Before you book.
Every project starts on site. You receive a written scope, a schedule and a price range before design begins, and nothing moves to contract until you approve it. Final scope and pricing are confirmed after your site assessment.
