How it works.
What to expect, start to finish.
When you come with an architect, we join during design to price options early, resolve details and keep the vision buildable. Our pre-construction fees are credited against the building agreement, and the same site managers who build our own designs build yours. Your project conversation covers land, intended use, budget range and design priorities. We verify feasibility, engineering, approvals, specifications and contract terms before you sign.
- Architect-designed homes
- Complex sites
- Bespoke detailing
Your project, step by step
- Before
A discovery meeting with you and your architect to align scope, budget and schedule.
- During
Pre-construction pricing and detailing, a fixed-price agreement, then construction with the architect involved throughout.
- After
A final walkthrough with the architect, a warranty visit and a maintenance guide.
Know the names.
The makers, products and standards we reference when we talk about architect-led residences.
A house that opens to the garden
Marvin Modern is our reference for consistent sightlines and large openings. We test the dream of an open living room against solar exposure, thresholds, screens and furniture.
- Study morning and late-afternoon light
- Coordinate frame profiles and exterior materials
- Compare glazing and operation for the actual climate
Manufacturer and product names belong to their owners and link to official information. No affiliation or authorized-provider status is implied.
Good to know.
When should you join the project?
Ideally at schematic design, so pricing shapes decisions before drawings are finished.
Do you work with any architect?
Yes. We have long relationships with several studios and welcome new ones.
Questions worth bringing.
- What should the site assessment and written scope establish for architect-led residences?
- How will site conditions, planning requirements and the design brief shape feasibility?
- Which specifications, allowances and change-approval steps will the building agreement document?
Before you book.
Every project starts on site. You receive a written scope, a schedule and a price range before design begins, and nothing moves to contract until you approve it. Final scope and pricing are confirmed after your site assessment.
